In May 2009, it was acquired by the Irvine Bay Regeneration Company for redevelopment as a business centre and retail, residential and leisure units. Renovation by McLaughlin Construction started on 26 October 2009. The process of removing paint to expose the original stonework started on 3 February 2010. Scaffolding was erected on 29 March 2010 and removed in late August 2010. The project finished in October 2010.

On 25 November 2010, the refurbished building opened as the Phoenix Art Gallery. The Gallery closed in October 2012 and Clyde Studios took over the building in late July 2013.
